Buy in Costa Rica
Financing for foreigners
Many buyers pay cash. If you need a loan, about 25–30% down and a lender that works with foreign buyers is often the path. Adam is the realtor — not the bank.
Buying a home in Guanacaste does not always mean wiring the full price. Cash is common. Financing is also possible. This is a plain outline of how that usually works for buyers coming from outside Costa Rica — written for people shopping homes around $200,000 and up. It is education, not a loan offer. Adam will get you in touch with the right people.
01
How it usually looks
Many buyers close in cash because the file is simpler. When a loan makes more sense, the pattern Adam sees most often is about 25–30% down, with a product written for non-residents. Rates, terms, and approval belong to the lender. Confirm the number with them — and with your attorney — before you treat it as real.
02
Lenders that work with foreign buyers
Adam can introduce you to lenders that already work with foreign buyers. Examples he names: Volo Loans, Second Street, and Lafise Bank. Those are shops that take this kind of file — not an endorsement of a rate, a product, or a particular deal. You choose the lender. Adam does not originate or underwrite the loan.
03
Adam connects. He is not the lender.
On an intro call, Adam can tell you whether financing is even in play for the kind of home you want, then make an introduction if it is. He stays on the real estate side: the shortlist, the offer, diligence, and closing. The lender owns credit, the down payment, and the note.
04
Who this outline is for
This is for buyers — people shopping Guanacaste homes, often arriving from the US or Canada, typically from about $200,000 up. If cash is cleaner for you, say so. If you want to keep more liquidity and use a loan, say that too. Either path is fine. The first call is where you sort which one you are.
