- 2.Budget in USD including closing (4%) and first-year carrying costs
- 3.Attorney shortlist and a licensed escrow — never a personal wire
- 4.Title path: fee simple vs. concession vs. HOA / condo docs
- 5.Water, electric, septic or sewer, and green-season access
- 6.Use permit / building envelope if you will remodel or build
- 7.Rental rules and municipal license if you plan short-term stays
- 8.Caretaker, insurance, and a Meet to confirm wire instructions
